Terms of Use
Effective September 28, 2026
This teaches you how selling works in your area and what an unrepresented seller is owed. It doesn't price your house, negotiate your deal or replace your lawyer. It takes no part of your sale price. Your sale is yours: your decisions, your professionals, your outcome. The legal version is below.
These Terms of Use ("Terms") govern your purchase and use of OwnClose, including the online portal at app.owncloseai.com, its stage map, checklists, worksheets, documents and the AI guide (together, the "Service"). OwnClose is operated by 1255836 B.C. Ltd., doing business as Quinn & Sons, Campbell River, British Columbia ("we", "us"). By buying or using the Service you agree to these Terms.
1. What the Service is
OwnClose is an educational and informational product. It explains how home sales work where you live, what an unrepresented seller is owed, and which professionals you need and when. It is not the practice of licensed real estate.
2. What the Service is not
- Not legal advice. Nothing in the Service is legal advice, and no lawyer-client relationship is created. Retain your own lawyer or notary, especially for contracts, conveyancing and closing.
- Not real estate brokerage or agency. We do not act as your real estate agent, represent you, negotiate for you, or market or show your property, and we owe you no fiduciary duties.
- Not financial or tax advice. Consult a qualified accountant or financial advisor for financial and tax decisions.
- Not a valuation service. The Service never tells you what your home is worth or what price to list at or accept, and it does not compare or rank offers. It teaches a process for working out your own number and getting professional opinions of value.
3. Your responsibilities
You are responsible for: (a) confirming that any step you take complies with the current laws and rules of your province, territory or state; (b) retaining the professionals a sale requires, at minimum a lawyer or notary for closing; (c) the accuracy of any disclosures you make to buyers; and (d) every decision in your transaction, including price, terms and acceptance of offers.
4. The AI guide
The portal includes an AI guide powered by a third-party AI model (Claude, by Anthropic). AI responses may contain errors, omissions or outdated information. Treat them as a starting point to check against the source the guide names, not as professional advice. The guide has a daily question limit, shown in the portal.
5. Your access
One purchase gives one person access to the portal for 180 days from the date of purchase. You log in with a link sent to the email you used at checkout. Access is personal and non-transferable. You may not resell, share or redistribute the Service or its content, or use it to provide services to others. All content remains our intellectual property.
6. Payment and refunds
The price is shown at checkout in Canadian dollars and is paid once through Stripe. If OwnClose isn't for you, email chris@quinnandsons.ca within 14 days of purchase for a full refund. Your portal access ends when the refund is issued.
7. Your information
We keep your email address and what you save in the portal (checklists, notes, property profile, worksheets and your conversation with the guide) so the portal works for you. Payment details are handled by Stripe and never reach us. Questions you ask the guide are sent to Anthropic to generate answers. We don't sell your information or use it for advertising. Ask us and we will delete your account and everything saved in it.
8. No guarantees
No specific outcome is promised, including that your home will sell, sell within any timeframe or at any price, or that you will save any particular amount.
9. Limitation of liability
To the maximum extent permitted by law, the Service is provided "as is" without warranties of any kind; we are not liable for any indirect, incidental, consequential or special damages arising from your use of the Service or from any real estate transaction you undertake; and our total liability for any claim is limited to the amount you paid. Some jurisdictions do not allow certain limitations, so parts of this section may not apply to you.
10. Indemnity
You agree to indemnify and hold us harmless from claims arising out of your real estate transactions, your disclosures to buyers, or your breach of these Terms.
11. Governing law
These Terms are governed by the laws of British Columbia and the laws of Canada that apply there. Any dispute will be resolved in the courts of British Columbia.
12. Changes
We may update these Terms. The version posted at owncloseai.com/terms.html on the date of your purchase applies to your purchase.
